Master Planning Updates #1-10

Quick Master Planning Summary
For those with limited time, the following is a quick, USA Today style update on Master Planning projects (the links provide shortcuts to the respective sections in the report below):
- The Student Union is almost complete. Phase IV (South side meeting rooms) began in early October and will be finished March 12, 2007. A Grand Re-opening is scheduled for 1:30-4:00 p.m. March 28, 2007 and rooms will be available for scheduling in April.
- GCC North. The College reviewed 100 percent Construction Documents mid-February. CORE Construction will provide a final cost (Gross maximum Price) next Wednesday (March 7). Off-site improvements along Happy Valley Road are designed and out for bid.
- Life Science Building. The consultants, Gould Evans met with the Life Science Planning Team on January 31st to preview a three dimensional presentation of the new Life Science Bldg. A college-wide viewing of this presentation will be scheduled for the week of March 5th. The planning team completed a review of Design Development documents with Gould Evans earlier this week. Gould Evans is now working on Construction Documents which should be available to the College within six weeks.
- Chiller Plant Upgrade Project. This project will remain largely invisible to the campus community but is necessary as we bring the new Life Science and Applied Technology buildings on line. The upgrade replaces a forty year old, lower capacity chiller and two cooling towers. The second of two new new towers was installed February 7. The upgrade will improve energy efficiency and enhance our conservation practices. Another part of this project is the upgrade of the small office area used by our HVAC technicians. The new office will provide insulated walls to better protect our staff from the plant noise and expand the area to provide better small item storage. Student Union Remodel
Construction is now 98 percent complete! Jokake Construction commenced work on Phase IV October 16, 2006 and will finish on March 12th. This phase will complete remodel efforts begun in April 2006. Phase IV adds five scalable meeting rooms where the old dining area once stood. Looking north, this 5,400+ sf area can be divided into equal thirds by two collapsible walls, producing three, 1,800+ sf meeting rooms. The western most room can be further divided on an east-west axis into thirds, also by two smaller collapsible walls, producing three 500-600 sf meeting rooms. In a nutshell, this area of the Student Union will be capable of supporting small, medium and large events, up to five events simultaneously. Rooms named after palm species, symbolic of the main campus. When all walls (those depicted with green dashes) are collapsed, Palm Court will be realized.
Equally important to the employees in the Enrollment Center, especially the ladies: your concerns have been heard. A curved, low-rise ramp will be added to the west end of the building, exactly like the ramp on the east end. No more having to negotiate grass, gravel and low walls in heels.
Finally, the Student Union will receive new energy efficient glazing and landscaping. Completion of the entire project is scheduled for March 12, 2007 or earlier.

GCC North
Below is a schematic from the Master Plan showing the proposed construction to be completed by 2044. Those buildings in the northeast part of the site (upper right) and identified with letters (a-f), are to be constructed as part of phase one (completion 2008) and will support the College until the next bond cycle (typically every ten years). Moving counterclockwise around the site, phase two is in the northwest quadrant (2014-2024), phase three in the southwest quadrant (2024-2034), and phase four in the southeast quadrant (2034-2044).
Final Construction Documents(CD) have been reviewed. CORE Construction will complete costing of the project and provide a Gross Maximum Price by March 7. Construction is scheduled to begin in April-May 2007. The project will add three new buildings: Instruction ( Classrooms/Labs/Offices ), Information ( Library/Media/Computer Commons ), and Student Services ( Business Services/Student Life/Cafeteria/Fitness Center ), plus a Central Plant, a total of 65,000 square feet to the existing 20,000 sf site. Buildings are designed to support future programmatic growth and the Central Plant capable of up-scaling to support the future three phases of construction (2014-2044).

Life Science Building
On January 31st the Life Science Planning Team met with Gould Evans (Architect Consultant) to preview a three dimensional tour of the new Life Science Bldg. Graphics that depict the proposed facility may be viewed in Life Sciences Building Construction Gallery #1. Design Development (DD) documents were reviewed by the planning team last week, and an extremely informative presentation by Gould Evans will be scheduled for the College at large during the week of March 5th. Please look for an upcoming announcement regarding presentation dates and times.The new facility will be GCC's first three story structure and will house the Biology, Psychology and Nursing Departments. The proposed facility will contain 6 general purpose classrooms (@36-48 student capacity), 72 offices and common work spaces, a central Lab Prep Area, nine Biology labs, an Animal Research lab, four Nursing Observation pods and large (@120+ student capacity) room dividable into three smaller rooms. The facility will also contain a working greenhouse and small cafe. The Gould Evans design places the cafe, greenhouse, Nursing pods, large dividable classroom, and four general classrooms on the first floor, offices and conference rooms on the second floor, and all lab facilities, two classrooms and mechanical plant on the third floor. Construction is still expected to begin in July-August 2007 and the building prepared for instruction at the beginning of the Spring semester 2009.

In order to help employees and community members track progress of GCC Main and North projects, the following is an abbreviated timeline of actions associated with each project. Details of three projects in progress: Student Union Remodel, new Life Science Bldg., and expansion of the GCC North site are discussed further in this document.
